We manage investment properties and condominium property in the city of Lucerne and the neighbouring municipalities. The list shows what is included in the monthly fee; construction supervision is billed according to time spent.

Rent collection
Monthly checking of incoming payments, reminders in line with statutory deadlines. We report arrears to you before they are two months old.

Service charge statement
Prepared for each heating period, with allocation key and copies of receipts. We answer tenants' queries directly.

Coordination of tradespeople
We work with businesses from Lucerne that come the same day in the event of a fault. Orders over CHF 1'000.– require your prior approval.
Change of tenant
Confirmation of notice, handover inspection with protocol, re-letting. We keep vacancies short by advertising early.
Owners' assembly
Invitation, agenda, chairing and minutes within two weeks. We prepare motions so that they are ready to be voted on.
Renovation fund and budget
An annual budget that takes upcoming renovation cycles into account. That way the flat roof does not come as a surprise.

What owners usually assume differently

Surely the management company decides on renovations?
No. We prepare, obtain quotations and make recommendations — the decision lies with the owners or the assembly. Without a resolution we do not place any orders above the agreed authorisation limit.
Isn't the service charge statement ready at the end of the year?
It follows the heating period, not the calendar year, and requires the final invoices from the utilities. With us it is usually available by the end of February.
Can rents simply be increased?
Only with a legal ground — reference interest rate, inflation or value-enhancing investments — and on the official form with due notice. We calculate in advance what is permissible and what could be contested.
What does management really cost?
For investment properties CHF 58.– per rental unit per month, for condominium property CHF 420.– per unit per year. Construction supervision and extraordinary assemblies are not included.
Are we tied to a long contract term with you?
Our management mandates run for one year with three months' notice. We hand over documents and accounts in good order should you wish to change.
How quickly does someone respond to water damage?
We record faults immediately during office hours; outside those times there is an emergency number that all tenants receive. The tradesperson is usually on site within a few hours.
