Before you send off your dossier
What prospective tenants want to know before applying: documents, deadlines, costs and how long a commitment is binding. The answers apply to all properties we manage.
What belongs in a complete dossier?
Application form, copy of your ID, a current debt collection register extract and your last three payslips. If something is missing, we cannot compare the application and will get back to you correspondingly later.
How long does it take to reach a decision?
After the last viewing appointment we need two to five working days. We send out rejections just as we do acceptances — you will not be left without an answer.
Is there a charge for applying?
No, neither the viewing nor the review of your dossier is charged for. Costs only arise with the tenancy agreement, namely the rent deposit in accordance with statutory rules.
How much is the deposit usually?
As a rule three gross monthly rents in a rent deposit account held in your name. The money remains yours and is released once the apartment is properly returned.
Can I withdraw before the move-in date?
Once you have signed, you are bound by the contract. Until signature an acceptance is non-binding; after that, only a reasonable replacement tenant helps.
Are pets accepted?
That is decided by the owners for each property, which is why it is stated in the advertisement. Ask before the viewing and you may save yourself the trip.

What tenants get from us
We are the point of contact for around 340 rental units in Lucerne. The following points concern everyday life in a tenancy — from the first viewing to the return of the apartment.

Viewings without the crush
We invite people in small groups or individually, including on Saturday mornings. That leaves time for questions.

A clear answer to your application
Every application receives a reply, including rejections. We destroy the documents afterwards.

Handover with protocol
We record the condition, meter readings and number of keys in writing. You receive a copy the same day.
Reporting faults
Report defects by telephone or using the form; we instruct a company from Lucerne. In emergencies, the emergency number applies.
Service charge statement explained
We disclose the allocation key and receipts and take time for questions. We send copies on request.
Returning the apartment
We come for a preliminary inspection so that you know what still needs doing. That prevents disputes at the final handover.
