News from the office
A brief note on what is happening with us: appointments, holidays and changes to our procedures. Anyone planning a viewing or awaiting a valuation will find the current information here. We remove older notices after three months.
Company holidays in summer
From 20 July to 2 August the office on Obergrundstrasse remains closed. Andrea Zemp will continue to look after ongoing sales by telephone; enquiries sent via the form will be answered in order from 3 August.
Saturday viewings confirmed until the end of the year
For apartments in the centre of Lucerne we now hold viewings regularly on Saturday mornings. Prospective buyers who work during the week can therefore attend without taking a day off.
Valuations now include property transfer data
Our market value assessments are now additionally based on the published property transfers of the past three years in the canton of Lucerne. This narrows the range and makes the reasoning easier to follow.
A second property manager in the team
Miriam Bucher has been strengthening our property management team since April. This means we once again look after condominium owners' associations with a dedicated contact and shorter call-back times.

What we handle for you
Our services are organised by occasion: selling, letting, managing — or simply wanting to know what a property is worth. Every service can be commissioned individually; a full mandate is never a requirement.

Market value assessment
On-site viewing, comparable properties and property transfers in the canton of Lucerne. You receive a written report with a value range and reasoning.

Sales mandate
From obtaining the documents to notarisation at the notary's office. We conduct the negotiations and keep you informed every week.

Letting
Advertisement, viewings, credit checks and tenancy agreement from a single source. Handover protocol included.

Property management
Rent collection, service charge statements and coordination of tradespeople for investment properties. Annual accounts by the end of February.

Condominium ownership
Convening and chairing the assembly, minutes, renovation fund. We know the pitfalls of older regulations dating from the nineteen-sixties.

Advice on estate division
Neutral valuation when siblings need to reach agreement. We speak with everyone involved and disclose the figures openly.

Viewing, comparative analysis and a written report of ten to twelve pages.

Advertisement, viewings, review of applications and tenancy agreement. Usually corresponds to one gross monthly rent.

All amounts are final prices including VAT. Deviations arise from the size of the property, the state of the documentation and the number of owners. If additional work is required, we discuss it beforehand — there are no add-ons you have not approved.
About us
From the station up into the neighbourhood

Rietblick Immobilien AG was founded in 2009, when Andrea Zemp — after fourteen years with a large management company — opened an office in which clients get the same person on the phone every time. Obergrundstrasse was a pragmatic choice back then: close enough to the station for out-of-town appointments, far enough up the hill for the rent to cover four workstations.
Today there are five of us and we look after around 340 rental units between Neustadt, Tribschen and the Würzenbach. We know the construction years of the neighbourhoods, the usual renovation cycles and the notary offices we work with for notarisation.

Qualifications
Qualifications and associations
Anyone entrusting us with a property is entitled to know what our work is professionally based on. The following qualifications and memberships are verifiable and commit us to continuing education, professional standards and a clean separation of client funds.
Federal Diploma in Property Management
Andrea Zemp and Miriam Bucher hold this diploma. It stands for examined knowledge of tenancy law, accounting and the handling of condominium ownership.
Federal Diploma in Property Marketing
The basis of our sales work: valuation methodology, contract law and marketing planning. Marc Hodel has passed the examination.
Member of SVIT Zentralschweiz
As a member of the industry association we adhere to its professional standards and use its model contracts. In the event of disputes, the association's conciliation body is available.
Separate rent accounts
Client funds are held in separate accounts for each property, never in our business account. Statements are available to you at any time.
Getting here
Eight minutes from the station
The easiest way to reach us is by train: from Lucerne station the route leads up Obergrundstrasse, with no changes and no hunting for a parking space. If you come by car, it is best to leave your vehicle in one of the car parks in the centre.

By train
From Lucerne station you walk towards Obergrund on a steady gentle incline. The last few metres are flat and clearly signposted.
By bus or car
The bus lines towards Obergrund stop just a few steps from the office. By car, follow the signs for the centre and park in a car park.
Parking
There are two visitor spaces in front of the building. Let us know when arranging your appointment and we will reserve one.

The office is not staffed over lunchtime; we answer voicemail messages in the afternoon. Company holidays are announced under News.
